SafeBuy is an informational tool. It is not legal, financial, planning, valuation or engineering advice. Do not rely on it alone to make a property decision.
1. Nature of the reports
Each report presents publicly available spatial data retrieved in real time from Australian federal, state, territory and local government sources. The report is a snapshot of that data at the moment you requested it.
2. Accuracy is not guaranteed
Government datasets vary in accuracy, currency and completeness. Overlays may:
- be out of date if the council hasn't yet republished a new control;
- use approximate boundaries that don't match title boundaries exactly;
- be temporarily unavailable due to service outages or maintenance windows;
- differ in resolution from the legal source document (e.g. a scanned LEP map).
We do not modify or interpret the underlying government data — we present it. We are not responsible for errors, omissions, or inaccuracies in data supplied by third parties.
3. Not a substitute for professional advice
Before making any decision with material consequences (buying, selling, leasing, developing, building on, or otherwise investing in real property), you should consult:
- a qualified town planner for zoning, overlays and development controls;
- a qualified conveyancer or solicitor for title, easements and contract review;
- a licensed valuer for price and market opinions;
- a licensed surveyor for boundary, setback and level certifications;
- an accredited building certifier or structural engineer for construction feasibility;
- the relevant council directly for the authoritative interpretation of any planning instrument.
4. No agency or fiduciary relationship
Using the Service does not create any agency, fiduciary, solicitor-client or professional relationship between you and SafeBuy or its operators.
5. Forward-looking information
Any population-growth charts, SEIFA indexes, or historical trend data are historical at the time of retrieval and do not predict future outcomes.
6. Indemnity
You agree to indemnify and hold harmless SafeBuy, its operators, contributors and third-party data providers from any loss, cost or claim arising from your use of, or reliance on, a report — to the extent permitted by law.
7. Consumer guarantees
Nothing in this disclaimer excludes, restricts or modifies any consumer guarantee, right or remedy that cannot lawfully be excluded under the Australian Consumer Law or equivalent legislation in your jurisdiction.
8. Questions
If something in a report doesn't match your lived experience of a site, tell us via the Support page and we'll investigate.
